Platform features

Total Compliance
Intelligence.

Seven core capabilities designed to eliminate MEES penalty risk across your entire UK property portfolio.

EPC Gap Analysis

Instant postcode lookup against the MHCLG register for both residential and commercial assets. See your current band versus the EPC Band E minimum and the proposed EPC B standard from 2031 for larger non-domestic lets (subject to legislation).

Retrofit Scenarios

Three costed upgrade pathways (Low, Medium, Deep) each with itemised energy efficiency measures, estimated implementation costs, and the projected EPC band improvement for each asset.

NPV Financials

Net Present Value calculations using the 3.5% HM Treasury Green Book rate. Model your payback periods with custom energy escalation rates to build a bulletproof investment case for the board.

Portfolio Dashboard

A central command centre for every property in your estate. View EPC bands, MEES status, and fine exposure in one unified view. Filter by risk bucket and export entire data sets to CSV for valuation reports.

PDF Compliance Reports

Branded, high-authority reports generated in under 30 seconds. Every report cites SI 2015/962 Regulation 39, providing clear evidence of the statutory position that lenders, lawyers, and institutional investors look for during due diligence.

Monitoring Alerts

Automatic statutory monitoring. Receive immediate alerts when an EPC is updated on the MHCLG register or is approaching expiry. Stay ahead of regulatory shifts without manual portfolio tracking.

Exemptions Register

Record a MEES exemption against any property, choosing from the six statutory exemption types (such as the seven-year payback test and third-party consent). CrowAgent Core organises the supporting detail in a register built to mirror the PRS Exemptions Register, so you can see at a glance which properties are let on an exemption. This is decision-support, not legal advice.

SECR Carbon & CSRD-Ready Data

CrowAgent Core captures Streamlined Energy and Carbon Reporting (SECR) data as a by-product of MEES compliance work. Your energy-use and CO₂ figures become a ready-made foundation for CSRD disclosures, board sustainability reports, and lender ESG covenants, with no duplicate data-entry required.

Frequently asked questions

What is the current MEES minimum?+

The current minimum is EPC Band E for all commercial lettings (SI 2015/962); only F and G rated properties are non-compliant. The earlier proposed Band C by 2028 interim has been withdrawn. Government now proposes a single EPC B standard from 2031 for non-domestic lets over 1,000 m², subject to secondary legislation and not yet law.

What are the maximum MEES penalties?+

Penalties for non-compliance are up to £150,000 per property, calculated based on rateable value and duration of the breach.

Where does CrowAgent Core get EPC data?+

CrowAgent Core pulls data from the official MHCLG Energy Performance of Buildings register, the same source used by enforcement authorities.

What is the proposed future MEES standard?+

The earlier proposed EPC Band C by 2028 interim was withdrawn. The Government's 18 June 2026 interim response instead proposes a single EPC B standard from 2031 for non-domestic privately rented properties over 1,000 m² (1,000 m² or under would remain EPC E). This is subject to secondary legislation and is not yet confirmed in law. CrowAgent Core models your exposure under the current Band E minimum and lets you stress-test against the proposed EPC B standard so you can plan ahead without treating it as settled.

Are there exemptions from MEES?+

Yes. The MEES Regulations (SI 2015/962) allow registered exemptions, for example where all relevant improvements have been made, where a measure would devalue the property, or where third-party consent is refused. Exemptions must be registered on the PRS Exemptions Register and are time limited. CrowAgent Core tracks exemption status and renewal dates alongside your EPC data.

How does CrowAgent Core work with the other products?+

CrowAgent Core is the shared platform spine. It holds your organisation, properties and data, and powers MEES compliance directly, while CrowMark, CrowCyber, CrowCash and CrowESG add their specialist workflows on top. You manage one account, one set of users and one source of data across the whole suite.
